RentRedi vs Buildium: Which Is Better for Small Landlords?

A source-led comparison for self-managing US landlords with 1 to 20 long-term rental units.

Our editorial view: RentRedi remains the simpler flat-price option for practical rental operations, while Buildium is the deeper accounting and operating-system option. RentRedi is not an approved LandlordPicks affiliate programme and Buildium remains under review, so this page is editorial research rather than a commercial recommendation.

Pricing checked on 9 September 2026

RentRedi publishes one plan with three payment terms. The monthly plan is $29.95 per month. The six-month plan is advertised at an effective $20 per month, billed semi-annually. The annual plan is advertised at an effective $12 per month, billed annually. RentRedi states that the plans include the same full feature set and that properties, tenants and teammates are unlimited. Tenant screening and credit reporting can carry separate charges.

Buildium publishes three tiers. Essential starts at $62 per month, Growth at $192 per month and Premium at $400 per month. The pricing page also lists plan-specific payment, screening, eSignature, bank-account, inspection and other fees. Buildium advertises a 14-day trial with sample data and no credit card required, but the normal service is paid.

LandlordPicks cost test: Buildium Essential is $32.05 more per month than RentRedi's monthly plan before additional fees. Against RentRedi's advertised annual effective price, the difference is $50 per month. This is not a like-for-like value score, but it is a useful decision test: Buildium needs to solve an accounting or workflow problem that is worth that premium.

Where RentRedi wins

  • Predictable portfolio pricing: the provider advertises one subscription with unlimited properties and tenants rather than a simple per-unit increase as the portfolio grows.
  • Practical rental operations: RentRedi is centred on rent collection, applications, screening, listings, maintenance, tenant messaging and mobile access.
  • Lower starting commitment: the monthly price is below Buildium Essential, while the annual term offers a much lower effective monthly price if prepayment suits you.
  • Clearer fit for self-management: the product is aimed at landlords doing the operational work themselves rather than organisations that need a broader property-management system.

RentRedi limitations

RentRedi is our pick, but it is not the right tool for every operating model.

  1. The lowest price requires a longer billing term. The advertised $12 monthly price is the annual effective rate. A landlord who wants month-to-month billing pays $29.95 per month, so the headline annual price should not be used as the only budget figure.
  2. Screening is not included in the base subscription. The pricing page checked on 9 September 2026 listed tenant-paid screening at $39.99 for credit, criminal and eviction reports, or $49.99 with income verification. Credit reporting can also have a separate charge.
  3. Complex accounting may require another system. RentRedi's public positioning is strongest around rental operations and communication. Owners who need deeper accounting controls, complex reporting, formal owner statements or broader business workflows should verify the reporting and export fit before switching.
  4. Flat pricing does not remove product-fit decisions. Unlimited properties do not mean every workflow is unlimited in time or capability. Confirm tenant fees, screening rules, exports and the exact billing term for your portfolio.

Where Buildium wins

  • Accounting and reporting depth: Buildium presents accounting, financial reporting, reconciliation and operational reporting as central parts of its platform.
  • Connected workflows: leasing, payments, resident communication, maintenance, screening and reporting are presented as one operating platform.
  • Growth path: Growth and Premium add more automation, reporting, support and integration capability for a landlord or property business that is becoming more operationally complex.
  • Structured onboarding: higher plans include a more formal implementation and training process, which can help when a business is moving data from another system.

Buildium limitations

  1. The fixed starting cost is high for a small owner. Essential starts at $62 per month, while Growth and Premium start at $192 and $400. That can be difficult to justify for one or two properties where the main need is rent collection and a simple record.
  2. The price is not the complete monthly cost. The official pricing page lists extra charges such as tenant screening, eSignature, incoming and outgoing EFT, card processing, bank-account setup and property inspections. The final cost depends on the services used and the plan selected.
  3. Higher plans bring an onboarding commitment. Buildium states that new customers buying Growth or Premium must use its customised onboarding service. That can be useful for a larger operation, but it adds time and process for an owner who wants to start quickly.
  4. Some useful services are tiered or paid separately. The pricing page lists different support access, payment charges, eSignature allowances and inspection treatment by plan. A small landlord should price the actual workflow, not just compare the Essential headline.

Which one should a small landlord choose?

How to decide: RentRedi is closer to the basic rental-operations job and has a lower published entry price. Buildium is the stronger fit when connected accounting, reporting and structured operating workflows justify the higher cost.

Buildium becomes the better choice only when the landlord's main problem is not basic rental operations but the need for a connected accounting and property-management operating system. That is a legitimate reason to pay more, but it should be demonstrated by a specific requirement such as formal accounting, more structured reporting, managed onboarding or a larger team workflow.

Decision rule: when does Buildium justify the premium?

Start with the monthly difference, then name the workflow that pays it back. Buildium Essential costs $32.05 more per month than RentRedi's monthly plan on the published prices checked here. If you cannot name a specific accounting, reporting, onboarding or operational problem that the extra $32.05 solves, RentRedi is the more disciplined choice. This is the useful comparison point that headline feature lists usually miss: the question is not which platform has more features, but whether the extra operating complexity earns its place in a small portfolio's monthly budget.

Questions landlords ask before choosing

Is RentRedi cheaper than Buildium?

Yes, on the published starting prices checked on 9 September 2026. RentRedi costs $29.95 per month on its monthly plan, or an effective $12 per month when billed annually. Buildium Essential starts at $62 per month. The prices are not a complete like-for-like measure because the products have different levels of accounting, workflow depth and additional fees.

Is Buildium worth it for a landlord with 1 to 20 units?

RentRedi is generally the lower-cost option for practical rental operations, while Buildium is worth the extra cost only when its deeper accounting, reporting and connected operating workflows are central to the landlord's work. This comparison is editorial only because RentRedi is not an approved LandlordPicks affiliate programme and Buildium remains under review.

Does RentRedi include tenant screening?

RentRedi supports tenant screening, but screening is an additional tenant-paid cost rather than part of the base subscription. The pricing page checked on 9 September 2026 listed $39.99 for credit, criminal and eviction reports, or $49.99 with income verification.

Does Buildium have a free plan?
